Site Selection Of Real Estate Development Project Based On Multiple Benefits

Real estate as the stable estate, its location is very important. If the site selection of realestate project is not reasonable, it will cause a huge investment waste, and at the same time itis against urban sustainable development. Therefore, the site selection of real estatedevelopment project affects the sustainable development of the city and real estate industries,it is an comprehensive problem to consider the benign development of the city, developersprofit and residents satisfactory. However, developers in the site selection of project,subjectivity is stronger, mostly rely on intuition and experience and a preliminaryinvestigation to determine development project site, which do wrong to the scientific nature ofthe real estate investment decision-making work.This paper attempts to find the factors which influence the real estate project locationselection. Considering location factors of real estate development project in different types(residential real estate, commercial real estate, etc) are different, so, first of all, we analyzeinfluence location factors of the real estate investment of different classification, and then, onthe basis of city development planning, we establish models for residential real estate projectand commercial real estate project respectively based on city development, profits ofdevelopers and the satisfaction degree of users. In the residential site selection model, basedon urban land use plan, consider convenience degree of traffic, concentration degrees ofpopulation and the differences between house prices and rent, and comprehensive evaluationmethod is used for the selection of the best location; In commercial real estate location model,based on urban land use plan, consider business circle radiation degrees, convenience degreeof traffic and the difference of house prices and rent, and comprehensive evaluation method isused for the position selection. Finally, an example case analysis is carried out in Dalian. Inthe understanding of the development of real estate industry in Dalian, based on residentialreal estate and commercial real estate, we put forward two scenarios of project site selection,respectively.The real estate project site selection model based on multi benefits (urban development,development business profits and satisfaction of customers) we proposed is practical. Usingthe model, we can make plans effectively to site selection and make decision for the reasonable and optimal judgment, reduce the blindness of decision-making in real estatedevelopment project, and provide the scientific basis for the decision-making of site selectionof residential real estate projects and commercial project, and make guidance for the healthydevelopment of real estate industry, so as to promote the sustainable development of urbanand realize the city residential purpose.
