New types of hotel like Budget Hotels, Serveiced Apartments,Boutique Hotels etc.,which are born out of the traditional hotel in thecontext of fierce market competition and accelerated marketsegmentation, belong to the scope of “Derivative Operation Types ofTourism".According to the above theory, this paper put forward theconcept of “Derivative Operation Types of Hotels". Basing on theanalysis of its concept, scope and causes, the Budget Hotels, ServeicedApartments and Boutique Hotels are choosen as the three main typesof the “Derivative Hotels". Their current development in China and theoperation mode are explored, the core differences between thederivative hotels and the traditional hotel are pointed out, and thespatial distribution attributes are analyzed. The thesis further explores theperformance of operation mode and spatial distribution throughempirical research of the Service Apartments in Shanghai. Finally,optimization proposal are suggested according to the problems andchallenges in “Derivative Operation Types of Hotels".This research tries to provide relavant information andreferences for the tourism department of the government, for thedevelopment of the hotel industry, and for the enterprises that belongsto the category of the “Derivative Operation Types of Hotels".The content and conclusions of this study include:First, on the origin and definition and of the “DerivativeOperation Types of Hotels". The “Derivative Operation Types of Hotels"refers to the hotel operation types that differente, evolute and derivefrom traditional hotel, they retain lodging services as the corecharacteristics, while combine hotel operation elements and resourcessuch as the facilities, market positioning, management, service, marketing, price, location, scale, culture, architecture or others withdfferent focus. The Derivative Hotels break through the standards of thetraditional hotel to highlight their own distinctive features. The“Derivative Operation Types of Hotels" origins with the emergence ofmulti-level travel demands, the development of the national economy,the support of the government policy, the investment of capital, theupgrade of the technology and human resources.Second, on the operation mode of the “Derivative OperationTypes of Hotels". This part of research is based upon Prof. Zhang’sanalysis model of the "Derivative Operation Types of Tourism" which iscomposed by the Management Model, Business Model and ProfitModel. The Business Model of the “Derivative Operation Types of Hotels"is divided into5types: Concentric Diversification, ConglomerationDiversification and Specialized Operation in terms of the business rangeof the inverstors;“Investment+Regular Chain/Franchisee” and“Investment+Entrust” in terms of the posiontion of the investors or theentrustee on the Industrial Chain. The Business Model includes theDelicacy Management and the Scale Management. The Profit Model iscomposed by the Horizontal Differentiation, Cost Value, InformationTechnology and Capitalization. The core differences between the“Derivative Operation Types of Hotels" and traditional hotels lie in TheManagement Model of Delicacy Management and the Profit Model ofHorizontal Differentiation.Third, on the distribution characteristics. The “DerivativeOperation Types of Hotels" distribute significantly imbalanced indifferent regions of China, generally allocating in regions and cities withhigher level of economy and faster development of tourism. In the innercity level, different types of Derivative Hotels have distinct allocationfeatures. These characteristics are formed by four main forces includingthe lock of location by innovation ability, the profit tending of the production elements, the circulation cumulative of the economicsystem and the incomplete liquidity of the production elements.Fourth, on the origin and status quo of the Servied Apartmentsin Shanghai. Summarizing information of50servied apartments inShanghai, this thesis analyzes the brands, industrial concentration, roomtypes, room rates, room scales, amenities, services, organizationalstructure mainly with the quantitative research method. It alsosummarizes the application of the operation mode in ServicedApartments in Shanghai with the focus on the advantages of HorizontalDifferentiation.Fifth, it explores the spatial distribution patterns and attributes,the location orientation and the spatial evolution forces of the ServicedApartments in Shanghai.Sixth,it puts forward eight suggestions on the challenges withthe “Derivative Operation Types of Hotels" and the ServicedApartments in Shanghai.
