Due to the development of china’s economy,the movement of rural population to the urban causes transaction demand of the rural land. Land has many functions,especially for rural districts,which is an important way of utilization.Simultaneously,it is a kind of important captital.Although there has been some kinds of methods of the rural land transaction,which lacks organization and efficience and harms the role of rural land as the farmer’s life safeguard,they are not comply with the policy of the state.In order to protect the interest of famers better, establish a market for the transacion of contracted management of the rural land,improve the efficient of the transaction,optimize resources allocation,there must be a way of the transacion of Contracted management of the rural land,which is legal and formal.After read large quantity of document,this paper explores the way of combinations of quantitative analysis and qualitative analysis.First it illustrates the current reaserch about the land pricing and summarize their limitations,proves that it is reasonable to transact the contracted management of the rural land as the trust property,compares and analysis several valuation methods of contracted management of the rural land;then establishes Dutch-Auction pricing model and analysis that how to set the starting price and bid price according to the factories such as the number of bidders under the purpose of maxmizing the turnover price,analysis the determination of the enterprise,whether to participate the auction;and then makes an numerical illustration with the date from Liu-Yang city combining the former conclusion and gives the suggestion;at last summarize the imperfcets of this paper.
