China is one of the most harmonious social in the world. It is very stable, so a lot ofpeople look it as the one of the safest travel destinations. The rapid economicdevelopment of China increases people’s income. And this becomes a solid foundationfor the leisure consumption. In addition, combined with the improvement of the currentleave system and the implementation of paid leave system, there will be a huge consumermarket in domestic tourism. Now the real estate market in China is booming, this hasinjected great vitality. So the tourism real estate industry is in a rising trend. Tsingtao, asone of the major city of China tourism, the tourism potential is enormous. Coupled withan international reputation after the Olympic Games in Tsingtao, the development of itstourism is also in the prosperous stage. It is in such a context, this paper selected FHisland development project as the research object, studying the construction and thedevelopment of the investment.FH island project is located in the Huangdao development zone. In the recent year’sdevelopment Huangdao development zone has become the focus of the construction area.The beautiful natural environment is suitable for project development as a tourist area. Atthe time as the project participant the author has a more detailed understanding of thesituation, so there will be a good basis for the analysis.The first chapter of tourism real estate financial analysis of investment projectscarried out theoretical explanations, mainly from tourism and financial evaluation of realestate content on two fronts discussed. Focuses on the financial evaluation of the content,the role of indicators and comprehensive analysis, while the corresponding uncertaintyanalysis are discussed. Island Chapter of the FH project were introduced, including itsbackground, construction conditions, project proposals and planning and market analysis,financial analysis to back basis. The third chapter is to introduce the project’s financingand investment estimates, the project focuses on the direction of investment, and fundsspecific programs, including the construction of the main five-star spa resort hotels,business clubs, Fisherman’s Wharf, all-weather swimming pool. Paper focuses on thefourth chapter, on the island for a financial evaluation FH empirical analysis, includinganalysis of financial indicators, profitability analysis and uncertainty analysis. First, thebasic financial situation of the project were analyzed, then the profitability of the use ofstatic analysis, dynamic analysis of the profitability of the project conducted a detailedprofitability analysis, and finally through the break-even analysis and sensitivity analysisfor uncertainty analysis of the project. Finally, the financial analysis of project papers aresummarized, and issues for which recommendations and comments.In this paper the purpose of the analysis of the project is not just the investmentfeasibility and the risk, but also we hope that through this paper we can draw on theanalysis of investment in tourism real estate project proposals, so that future similarprojects investments to reduce risk.
