In China, the real estate is an emerging industry. With the development ofeconomy and the improvement of people’s living standard, the real estate industry hasgrown up quickly in a short span of ten years, becoming one of the important pillarsof the national economy. Because of the enormous amount of real estate investment,the construction and sales cycle from the investment is very long, having numbers ofinfluent factors on it, so it is a high risk investment. Therefore, investment analysisand scientific evaluation of the real estate project is the key to the success of theproject. In this paper, it uses method of investment analysis and evaluation of the realestate project on Cangyue real estate projects in Changsha.In this paper, the location of the project and the geographical location, landownership categories and land management authority status, construction scale,construction condition, construction scheme, environmental protection measures sixaspects concerning Cangyue real estate project are described in detail andidetificaiton and advantages and disadvantages of the Cangyue real estate project areanalysed. Then, the investment environment of Cangyue real estate projects areanalyzed, mainly from the two aspects, Changsha economic status and economicstatus of Hexi, introducing the economic environment.From the real estate marketcharacteristics, market analysis, market trends and needs analysis four aspects ofChangsha, we analysis the environment of regional real estate.At the same time, weintroduces the situation of the surrounding real estate project. Next, through theproject investment and financial analysis, the project investment cost, financing, salesincome, investment income and profit ability are estimated and evaluated. Finally,through uncertainty analysis we calculated the balance point and determined sensitivefactors.Oterwise, the risks and related control measures in Cangyue real estate projectwere introduced and analyzed.This paper from the management, investment and corporate finance and othermultidisciplinary perspective, combining with the actual real estate project situation,we summarized the experiences in practice, providing guide, avoiding risks,enhancing economic efficiency for the future project investment. The thesis combinesthe theory and practice, through the research and analysis of the real estate projectinvestment, enriching the real estate project evaluation theory, providing an effective tool for real estate developers to develop project decision and manage project, havinga certain practical significance and reference value.
