A Study On The Applications Of Fine Management In Real Estate Project

With the rapid development of China’s economic and the accelerated pace ofurban construction, the industry of real estate has also developed rapidly. Theinvestment scale has expanded, the number and the type of the project has increased.The competition of the real estate project development and construction is gettingfiercer with a more complex organization and more influential factors. Traditionalmode of management can’t adapt to the development of external environment, so thatthe successful implement of projects relies on scientific project management methods.Under which, fine management is known to people and is used more wildly in realestate project management.After analyzing the origin and the theory of fine management, this study clarifiesthe definition, characteristics and content of fine management. After that, this studyanalyzes the fine management principles and measures from6aspects, including cost,quality, schedule, safety, environment protection and innovation, to establish the finemanagement system of construction project. Combining with features and currentstatus of real estate, this study introduces fine management to real estate projects andanalyzes its necessity and difficulty. With my working experiences, this studyanalyzes a real case of fine management in real estate. Comparing it to the theoreticalfine management system, this study appraises the problem in the practice and expectsa better application of fine management in real estate project.It shows that, to execute project successfully and to build a better company, it isnecessary to introduce fine management to the construction of real estate projects. Thereal estate company should establish a scientific, normative and feasible managementsystem to enhance the standardization of the company based on fine management.During the implementation of real estate fine management, people should intensifythe cognition of fine management, think much of the influence of human beings andbuild a effective motive mechanism, strengthen the regulation and control of finemanagement and improve it constantly and dynamically.
