Research On Real Estate Project Management Of North American Beautiful Garden Zone

Real estete, which is a new industry in our country with a wider prosperous prospect and plays more and more important role in our country's economy. And real estate project management plays a very important role in real estate development enterprises. The preliminary arrangement of real estate developers, such as strategy, market research, feasibility demonstration, economic analysis and the subsequent marketing of real estate developers can be achieved by the ultimate product, which is manufactured through the whole project management processes.This thesis gives dissertation on feasibility demonstration, schedule management, quality management and cost management of real estate project by using project management theory of modern real estate as well as my practical experience and understanding in real estate project management. Also the thesis points out the problems existing in real estate project management in China at present, expatiates how to apply modern real estate project management to North American Beautiful Garden, which was being built by JingShuiYuan Real Estate Company.This thesis is divided into 6 chapters. Chapter 1 not only expatiates the status of project management and developing trend in global, gives the definition of project, real estate project, project management, and real estate project management, but also points out the research object is real estate project management, the research significance is how to apply modern real estate project management to North American Beautiful Garden. The key parts of this thesis are Chapter 2. This thesis, by means of a large number of first-hand data materials, with referencing to new foreign and domestic materials related to project management, analyzes feasibility demonstration of the project North American Beautiful Garden in aspect of project necessity analysis and feasibility analysis and techno-economic appraisal.Chapter 2 states the feasibility demonstration and economy in reason of this project. Chapter 3 expatiates the concept and the primary mission of real estate project schedule management, analyzes the factors influencing schedule. Meanwhile, Chapter 3 takes the first project North American Beautiful Garden as an example, indicates the advanced method of schedule management. Chapter 4 expatiates the application process of real estate project quality management in seedtime and design phase and construction stage. Chapter 5 mainly discusses the cost management in the whole aspects and processes of real estate project management. Based on analyzing the possible causes for excess cost, it gives the practical methods on cost management of project strategy, design, inviting and attending public bidding, material purchase, field construction management, etc. Chapter 6 discusses the subsequent appraisal of real estate project, points out the process and significance of the subsequent appraisal of real estate project.
