Since the implementation of the land bid invitation,auction and listing system,China's real estate industry has experienced 15 years of gold development.As an important growth point of the national economy,the real estate industry not only promotes the development of the national economy,but also improves people's lives and accelerates urbanization.It has played a key role in promoting the linkage development of upstream and downstream enterprises.At present,under the guiding ideology of “We must not forget that housing is for living in,not for speculation”,the strategic decision-making and business model of real estate development in China are also changing.Under the new policy background,how to strengthen project management by real estate enterprises,under the premise of ensuring construction quality,reduce construction costs and improve engineering efficiency,has become a common problem faced by real estate development companies.This paper takes the H City International City Real Estate Development Project as an example,and analyzes the problems faced in cost management and schedule management,and then proposes solutions to promote the smooth completion of the international city project and the benign development of the enterprise.Based on the analysis of real estate project management theory and network planning technology theory,this paper takes the international city development project as the research object and studies the cost management and schedule management issues in the real estate development process.Through research,it is found that the target management system existing in the project process is imperfect,there is no emergency or buffer measures for uncertain factors,and the planning is unreasonable.Drawing the project network map in conjunction with the construction plan of the international city project,clarifying the progress plan and logical relationship of the project,identifying the key activities in the construction of the international city project,and using the time-cost optimization model by arranging the construction cost and time data.analysis.Finally,combined with problem analysis and quantitative research,this paper gives the countermeasures and suggestions in the project management ofinternational city.At present,the development prospects of the real estate market are not optimistic.Under this circumstance,real estate enterprises must continuously improve the project management level in response to market development and changes.Only by continuously improving the project management level to cope with market development changes,adapting to the development trend of the real estate industry,and continuously innovating and developing the industrial model,real estate enterprises can stand in an invincible position in an increasingly competitive market.
