Keep an eye on the world, in a very long period from now on, I think population aging will be a common developing trend both at home and abroad. Aging of population will affect every aspect of society, it will not only facilitate the residential building for the aged, but also change the intergenerational living way of urban families, which will bring great changes of the structure of the urban residential market. The study of intergenerational living arrangements which is under the background of aging has a very important significance of revealing the market demand, furthermore, will take effective measurements to promote the residential market to a rational standard.With the combination of aging characteristics in China, this research builds a theoretical model on three main variables including personal characteristics, family characteristics and housing characteristics which influence the selection of intergenerational living way of urban families. This model based on the former researches in and out of China about the wishes and the factors to the selection of living arrangements in the city. Meanwhile, the research uses two categories of people as the research object, the middle-aged and the elderly in the main city of Hangzhou. The empirical results show that gender, child age and the age (of self) these three variables are the most significant factors for the young and middle-aged people to select the living arrangement for two generations. However, age, educational level, the health status of spouse, the ownership of house and gender these five variables are the most significant influences for the elderly people to choose the living arrangement for two generations. The conclusions of this study can be used as a peg for the government to develop industrial policy and for the developers to optimize the product structure.
