Our country with less than10%of the world’s arable land, feed about22%of world population, the importance of farmland it is self-evident; at the same time, China’s urbanization process has more than50%. The land problem has become our country macroscopical economy moves smoothly is an important factor, especially for the urgent to resolve the housing problem, land policy implementation is related to the basic livelihood issues. According to the academic research, the supply of land as the main tool of macroscopical adjusting control, have important influence on housing price. However, the existing studies of agglomeration in first-tier cities or large coastal city, located on the inland city pay less attention to level two or three.Under this background, this paper takes Chongqing city as an example, focusing on analysis of the land supply policy influence on housing price. The full text is divided into five parts, the first part describes the background of this paper, the problem put forward, land policy on macroeconomic research status of the effect, so as to guide the research objective, train of thought, method, finally gives the framework of the paper. The second part is on the land policy related theory study, this part states some current land policy types and definitions, highlighted by the supply and demand analysis of residential prices of land policy. The third main part of the city zone of Chongqing land supply influence on housing price from2008to2011, Chongqing Land Trading Center land transaction data, combined with the per capita income, urbanization rate and the effects of control variable, on housing price changes in regression analysis. The fourth part is the policy proposal, based in part on the third part of the results of empirical analysis, that the impact of various factors on housing price influence size, and put forward the reasonable and feasible policy suggestions. The fifth part is the conclusion and prospect, through the empirical analysis and policy suggestions, the paper systematically summarized, and put forward the next research direction.The conclusion of this paper is the supply of land will be on housing price impact, the detailed results mainly includes three aspects:one is the urban district of Chongqing city housing land supply and housing price changes showed the reverse, housing price changes lag behind land supply change for a quarter of the time; the urban area of Chongqing city residential land supply increased by10000/m2, house prices will fall2.502255yuan/m2. Two Chongqing city the housing prices will be affected by the last month’s housing price inertia effect. Three is the town of Chongqing city new employment changes on the Chongqing residential prices have little impact.Is based on the three aspects of the research results, this paper puts forward the following land supply policy recommendations, in order to correctly guide the housing price changes:one is through the strengthening of land planning, effective control of land supply in the market, the supply of land smoothing. The two is to strengthen the city land market operation, realize the effective transmission of macro control of land, improve land use efficiency. The three is to strengthen the rural land circulation, in safeguard farmer rights and interests under the premise of a planned, step, increase land supply. Four is to regulate the land market, strengthen the comprehensive development of land resource, improve land use intensification. The conclusions of this study, for Chongqing and inland city real estate regulation to provide basis for decision making.
