Studying the impact of land supply policy on the residential market,and proposing corresponding policy recommendations from the perspective of land supply,it is of great significance to improve the land supply mechanism and establish a housing system that is both rent and purchase.The land supply policy has been freely allocated,and the agreement has been transferred to the current bidding and auction.Whether it is volume or mode structure,land supply as the source of the residential market has affected all aspects of the residential market,especially Beijing as the national capital.It has been at a high level to study the impact of land supply policies on the residential market,which is conducive to the scientific establishment of land supply policies and the healthy development of the residential market.This paper systematically studies the impact of Beijing's land supply policy on the residential market.It uses literature research to summarize the research results at home and abroad,and starts from the two directions of Beijing's land supply and residential market,and analyzes the land from different angles.The development status of supply and housing market,and raised corresponding problems,and applied the theory of transmission mechanism,from the theoretical level,analyzed the impact of land supply,land supply price,land supply mode and land supply structure on the residential market.The actual situation in Beijing is analyzed.The research focuses on the impact of land supply and land supply price.Based on the data of land supply and housing market in Beijing from 2003 to 2018,partial correlation and multiple regression are established.The model has been studied from the empirical level of the impact on the residential market.The results show that:(1)the land supply volume is positively correlated with the sales volume and price of the residential market;(2)the land supply price is positively correlated with the residential price,and negatively correlated with the residential sales volume;(3)the bidding and auction The transfer method restores the real land price,and the innovative way solves the market failure to some extent;(4)The optimization of the land supply structure meets the demand for the guaranteed housing,which can restrain the house price to a certain extent.At the end of the article,combined with the research results of this paper,the following five policy recommendations are proposed for the land supply policy of Beijing: First,improve the land supply system and set up a scientific and rational land supply plan;Second,strengthen the supervision after land supply,strictly Disposal of land idleness;Third,continue to optimize land supply methods,continue to innovate land bidding and auction system;Fourth,promote land supply side structural reforms,strengthen the supply of land for security housing;Fifth,actively explore the supply of land for rental housing To build a housing system that is both rented and purchased.
