China is in a period of rapid urban development, land use activities are frequent,and a large number of land acquisition and resettlement activities need to be assessed for land compensation price. The current land evaluation prices are often lower than the true value of the land; a major cause of this problem is not taking into account of the development rights of land and assessment the price of land development rights.Although China has not yet established the land development rights system, in fact the land development rights is an objective reality. This article is study on land price evaluation based on land development rights.The article first introduces the related connotation of land development rights,the status quo of price evaluation of land development rights,and points out the problems caused by the lack of price evaluation of land development rights,and then analyses the problems of the of land price evaluation by case assessment process and results of the assessment of land prices,then finds out the problems which because the lack of the land development rights and its price evaluation,analyses the feasibility on the price evaluation of land development rights,finally discusses the conditions and methods of the price evaluation of land development rights.
