Personal housing loan (referred as mortgage loan) is the most important part of the personal credit business in CCB DL. Now the housing market is in a sensitive changing period in Dalian. With the top leading position in market share, CCB DL has to encounter greater market risk.The researching on the market risks of the mortgage business is more significant to strengthen the management of risk in housing loan business.This article is based on Dalian’s housing market, makes a concrete analysis on the market risk of the housing loan in CCB DL with some specific suggestions on how to prevent the risk. It consists the following four chapters:the first part is the introduction; The second part set forth the research results on market risk of the mortgage loan domestic and overseas;The third part is the qualitative research on the market risk of housing loan in CCB DL; The forth chapter is the measurable study on the market risk of housing loan in CCB DL; The fifth part is some suggestions on the prevention from the market risk of housing loan; The last part is conclusion of the article.The research focuses in this article are as follows:first is the changing trend of the market price of house; the second is the nature and the measure on the market risk of housing loan; the third is the suggestions on the prevention from market risk of housing loan.The Characteristics and innovations of the article are mainly embodied in the following three aspects:(1) Determined the market risk of housing loan as new non-performing loan and default loss influenced by market risk in CCB DL. The management of the market risk will be more targeted and effective, which also resolves the problem that the objective is unclear in risk management.(2) Established a method of the qualitative research on market risk. By the role of statistic model and stress testing tool, estimated the non-performing loan and expected loss, overcome the difficulty on the measuring of market risk in housing loan.(3) Set up the specific way to keep away market risk, by management of loan-to-value^confirmation of earning、benefits compensation and risk transfer, which united the tools of risk management, changed the condition that risk management lost its way.
