Since2010, in order to promote the healthy development of real estate market, Chinese central government has employed many methods, and has promoted the rational regression of housing price. After the anchoring, the real estate market entered into an obvious downgrade period, and the tightening policy fastened the market change. The uncertainty of both domestic and international economies has brought the changes and uncertainty of the development of real estate market. Under the current macro-policy and economic environment, the study of risk management of commercial banks’loan to the commercial housing project is very practical.This essay includes four parts. The first part as abstract, demonstrates the background, significance, content and the train of thoughts of the study. The second part presents the definition of the commercial housing loan project of Agriculture Bank of China and it’s work; then analyzes the running situation and the developing trade of the domestic commercial housing market; then illustrates the current investigation method to the commercial housing project loan, through the content and the keys of the investigation; at last, it analyzes the relevance between the risk of the project loan and the pre-loan investigation. The third part analyzes the major risks that the Agriculture Bank of China is currently facing and the reason of these risks. The fourth part comes with the pre-loan investigation method for the risk averse of commercial housing project loan based on the real cases of Agriculture Bank of China’s pre-loan method of its loan project.Through the analysis, we discovers that the security of credit of Agriculture Bank of China’s commercial housing development loan is facing the risks from the borrower’s operation risk, macro-policy, market risk, credit supervision risk, collateral disposition risk, inappropriate behavior of the government and other natural risks. These risks may caused by internal reasons or external reasons; or failure of pre-loan investigation, and problems appears during the loan process and the bad management after the loan. Based on the real cases of Agriculture Bank of China, this essay gives the countermeasure to the six types of risk mentioned above in the point of view of pre-loan investigation, and more, the specific suggestion t the pre-loan investigation.
