With the development of social economy and people living standard rise, theconsumer types from subsistence consumption turned to Enjoy type consumption, atthe same time to shopping consumption demand more and more high. The single way ofshopping is difficult to meet people’s needs, and at the same time, the leisureentertainment experience consumption reflects the growing competitiveness. In recentyears, large and medium-sized cities in China have a commercial real estatedevelopment and construction boom, particularly by the state of the housing real estateregulation policy, some residential developers have turned to commercial real estatedevelopment to make up for a lack of profits. Commercial real estate and complexity,however, does not operate alone residential development experience. With the increaseof commercial real estate development boom, since many developers lack of experiencein commercial real estate development and pre-planning and cause high vacancy rate,low profitability is often happened. This article is aimed at commercial real estatedevelopment planning and the planning and design of a comprehensive research,through the analysis of foreign commercial real estate development at the same time,combining with the characteristics of China’s consumption environment andsummarizes the commercial real estate type suitable for China’s national conditions,from the consumption characteristics of network consumption era, through thetheoretical analysis and case analysis, around the network consumption agedevelopment and planning of commercial real estate design launched a series ofdiscussion, and puts forward the concept of the fifth generation of business. Architectsin order to wake up in the era of network consumption, rethink and the design ofcommercial real estate development and exploration, so as to make more rationaldevelopment and construction business, make business more viability and vigor.Thesis is divided into five parts, the first chapter introduction proposed topic,introduces the paper’s research methods, the selected topic background and significanceof research; The second chapter, analysis the development course of domestic andforeign commercial real estate, draw lessons from foreign experience combined withChina’s national conditions is summarized for China’s national conditions ofcommercial real estate type; Third chapter solve the subject, from the analysis of network consumption era characteristic, put forward the fifth generation of businessstrategy; Chapter4the implementation subject, from business planning route design,space design, and summarizes three aspects the fifth generation of commercial designstrategy; Chapter v application subject, the analysis in the project practice to the fifthgeneration of the concept of business applications.The change of change of The Times, development and prosperity of the city,people never change only for a better life yearning and expectations. Hope this canbecome "learn from each other, grow together. Sharing resources, to solve the problem"platform, promote the transformation of China’s commercial real estate and healthydevelopment.
