The happening of the real estate development enterprise development costs involves the project investment decision-making, preliminary planning, design, construction, sales each link, by analyzing relevant data, in the early period of the project’s influence on the development cost is important, therefore, completes the prophase of real estate development project cost control has a strong practical significance.This article first discusses the related definition of real estate development project cost control, cost control, cost control, the principle of the key nodes, etc; Secondly according to the basic theory of the development project cost control, through the research summed up the real estate development project investment decision phase and design phase of project cost control exist.The definition, procedure and the main work of the investment decision-making stage of the real estate development project are introduced in this paper. And the main factors that influence the investment dec is ion-making stage are analyzed. Then the entropy weight theory is introduced in the application of the investment decision in a real estate development project.Design stage cost control is the key stage of real estate project cost control. The effect factors of cost control in the stage of foundation engineering design, the main structural design and construction decoration is analyzed qualitatively and quantificationally in this paper. The analytic hierarchy process (ahp) is adopted for the quantitative calculation of the weight of each influence factor for the quantitative analysis.Then, in view of the problems existing in the development project prophase, the author put forward from the practical Angle to fully understand the situation of economic development and real estate market development situation, completes the project location; In the investment decision-making before do in-depth market research; Set up special investment decision-making departments, formulate perfect investment decision-making process; Improve the cost assessment mechanism, establishing effective rules and regulations; Establish a perfect information management platform; Completes the scheme of design optimization and structure optimization; Form a good culture of enterprise cost management and a series of measures to solve the problem.Finally, through to the vanke xi "new town" development project prophase cost control case analysis, the prophase of real estate development project cost control method of system analysis and verification, for the real estate enterprise impregnable in the fierce market competition to provide certain theoretical basis and specific implementation method.
