Research On The Cost Control Of The Qihanyuan Real Estate Project In Jimo City

Qihanyuan project is a real estate development project which developed by Shandong Xinxu real estate co., LTD.,.The completion of the project will meet the market demand,improve living conditions, and promote economic and social development of the project site.Meanwhile,the project is also a key project for the company to turn their development plans into reality,and ensure the company will earn a profit in the coming year. Against a backdrop of unusually high uncertainty in the real estate market, reasonable and effective cost control strategy is the key to increase the profitability of the project. So, how to formulate a science management plan according to the project actual circumstances, make full use of accessible resource, is the most important issues to be considered for the managers .The thesis started with a brief introduction of the background of the Qihanyuan project,describes the construction plan of the project, analyze the features problems which control the project cost faced with. Then,the paper create a plan for project cost control by using whole-process cost control theory, defined the beneficiary and the stage division, put forward efficient methods and measures for cost control. The thesis defined the primary tasks of cost control during the various build stages of the project including determination, design, bidding,building, and completion. On that basis, the thesis studies how to control the cost of the Qiahanyuan project with specific measures, and make some safeguard measures address these issues, Organizational, technology and system guarantees will all be solidly in place to ensure that the missions set out here will be accomplished.The paper has studied the practice application of law of process capability index, VE,fuzzy comprehensive evaluation in project cost control. The research of the paper can raise the management level,ensure the project cost can be controlled within a predetermined range,reduce the cost, increase the profit margin.
