Cost management is always the key of the real estate development project management. After years of project experience accumulated and absorbed the domestic and foreign advanced management theory, the real estate companies recognized that they just check the cost, but cannot control the project cost effectively only by the costing in project settlement phase. In a project's life cycle, the tendering phase cost management is a summary of a series works of project cost plane. After tendering phase, project cost turned plan into practice. So there is a very important significance to improve the cost efficiency and accuracy in tendering phase. BIM, with its unique design and data processing ability, has brought a huge impact and change to the construction field. BIM does make a great difference in project planning, design, construction and operation. And also shows its quickness and accuracy advantages in cost accounting. Considering the BIM's benefits, it is necessary to discuss the combination of the BIM with project cost management, and to explore the approach of the BIM application in real estate project cost management in tendering phase.This thesis drew conclusions as follow:Firstly, it is very necessary to apply BIM in cost management. This thesis made a study of the problems in cost management and tendering,combined with the status quo BIM application and its relationship with cost management,found out that it is necessary to apply BIM in cost management. And from the technical and cost management organizational level explained the reasons for the application of cost management in need of BIM. This thesis also mentioned that there are some matters needing attention in applying. For example, the real estate companies need to choose BIM software, which are suitable to the project types. And also need to be careful with the coordination of the partners and calculate the time and cost in learning BIM.Secondly,this thesis summarized the traditional real estate development cost management work flow in tendering phase, reengineering a new BIM-based work flow. Through the project data analysis, proved that BIM could do help the project with improvement in cost management from time and money. This thesis demonstrated the necessity of BIM technology in the application and noticed the matters need to pay attention in application, and the BIM-based cost management process for real estate development project in tendering phase, is able to provides the owners some practical suggestions and comments. in project cost management BIM application.
