In2009, the Ministry of land and resources cooperation with Guangdong Province, tookthe lead in the province ministry cooperation way to carry out the work of land saving andintensive use, Guangdong became the only pilot “three old” reform provinces. Take theopportunity, Guangzhou City Hall also accelerate the pace of transformation of “village incity”, gradually allow social forces, especially the real estate developers to participate inGuangzhou’s reconstruction of “village in city” project. For real estate developers,“urbanvillage” transformation project is the real estate investment projects with a large amount ofinvestment, long project cycle, number of uncertainties and other characteristics, the rationaldecision-making process of project analysis and investment is the basis transformationprojects can be carried out smoothly.This paper takes Guangzhou TX village as an example, through the combination ofqualitative and quantitative analysis, analysis of “village” transformation project characteristic,build “decision-making process of the village in the city” project, the four projects affect thedecision-making process parameters--compensation amount, the profit rate, volume rate,financing the land price analysis, the main research in determining the relationship betweenthe compensation amount and the profit rate and the volume of land prices, and developers inthe reasonable compensation standards of acceptable project financing of plot ratio andfinancing land price, bidding simulation project financing plots, the feasibility and risk ofscience project measures feasibility of.The examination and approval by the City Hall, TX reconstruction of “village in city”project has been included in the Guangzhou transformation of the annual implementation plan,the project has priority and demonstration, based on the current situation of Guangzhoureform policy and the characteristics of the main parameters, relates to the decision-makingprocess and investment analysis of TX reconstruction of "village in city" project in the.
