With the rapid development of China economy, real estate industry isdeveloping rapidly. In the real estate project construction process,influence will inevitably encounter risk factors from all aspects so as toreduce and avoid these risk factors that influence the implementation ofthe project. The project risk management is more and more important.With the development of the theory system of project management toconstantly improve, related theories of domestic and international riskmanagement also further development, gradually developed into acomprehensive discipline. However, China is still in the initial stage inthe application of real estate construction project risk management. Thereis still a gap relative to developed countries, therefore, real estatedevelopment enterprises must carefully examine and fully recognize theimportance of project risk management in real estate project.This paper took the construction project of A Garden District as theresearch object, used the theory and method of project risk managementand the empirical analysis, the main research contents are as follows:firstly, it elaborated this article selected topic background, researchsignificance, domestic and foreign risk management research presentsituation, introduced the A basic situation of garden area constructionprojects, and put forward the research contents and a frame of researchmethods; secondly, it elaborated the project management, project riskmanagement, project risk analysis theory foundation; thirdly, it identifiedthe main risk decision stage of A Garden residential construction projectpreparation stage, implementation stage, management factors, on thisbasis, established the risk evaluation index system A garden areaconstruction projects, used fuzzy comprehensive evaluation method basedon analytic hierarchy process to the project risk evaluation, after a fuzzy comprehensive evaluation, the two grade fuzzy comprehensive evaluation,attribute recognition project risk, it ultimately determined the degree ofrisk of the project for the general; finally, it put forward measures of riskresponse A garden area construction projects, in project the decision stage,to strengthen the decision-making phase of the project market researchactivities, the department of the method to determine the projectestimation, strengthen the market analysis and forecasting, good financialanalysis and cash flow forecast, perfecting the risk early warning system;in the preparation stage, attention should be paid to the economic analysisof project design, bidding, construction project to strengthen projectconstruction contract management, strengthen communication andexchanges with various parties, well before the project market forecast; inthe implementation phase of the project, must strengthen the constructionsafety management and construction equipment testing, effective controlof engineering changes, timely payment of project cost, project quantityprice determination and adjustment, to verify the engineering change andvisa, project duration coordination, quality and cost, pay attention to thereasonable relationship between archives management and theestablishment of prediction mechanism in project; the operational phase,to do analysis, research competition project to strengthen the markettrends and policy of forecast research, choose reasonable marketingmode.The innovation of this paper lied in using the theory and method ofproject risk management of construction project A Garden Districtconducted empirical analysis, based on risk factors of four stagerecognition project, built a project risk evaluation index system, usedfuzzy comprehensive evaluation method based on analytic hierarchyprocess to the project risk evaluation, determined the risk level of theproject in general, and then put forward the risk response measures of the concrete project. This paper may provide theoretical guide and casereference for the project construction enterprise to implement riskmanagement.
