Housing, human survival and development of the basic elements. As China’s socialist market economythe rapid development of housing reform since the establishment of the main tone of the housing market since the real estate market has experienced a decade of highly prosperous, but the soaring prices caused by the attendant social problems to. Rising prices make a part owner of real estate groups achieved wealth effect, but the other part of groups, produced a larger crowding-out effect. Middle income and above groups can rely on their own economic strength to solve the housing problem, of low income group, which oneself is unable to solve the housing problem, need government intervention. China’s public housing policy in addressing the housing problems of low-income groups played a certain role, but for now a large number of low-income housing can not be guaranteed and the reality of high prices, public housing policy looks bloated, exposed series of problems. In this paper, the theory of residential filtering perspective, study the country’s public housing policy, and learn from the experience of developed countries and regions, China’s public housing policy put forward a sound proposal. Text is divided into five chapters:The first chapter, the introduction part. This article focuses on the topics of historical context, concepts and theoretical basis, domestic and foreign literature review and research paper ideas, methods, and possible innovations and shortcomings.The second chapter, the status of our public housing policy and problems. Detailed review of the development process of China’s housing policy, housing policy analysis of public status, and discover the problem.The third chapter, our public housing policy filtering model results analysis. With residential filtration theory, the country’s public housing policy in accordance with supply-side policies and demand-side policies of the division for modeling, analysis of different policy the short-term and long-term effects. The fourth chapter, the developed countries and areas of public housing policy and inspiration.
