The real estate registration system is an important system to realize the legislativepurpose of property law and has a decisive influence on clearing ownership of realestate,protecting the legitimate interests of third party and maintaining economicorder.Qualitatively,the real estate registration is a hybrid of public and private behavior.Theeffectivenesses of the real estate registration include in determining real property,presumedvalid real property,goodwill protection and risk warning.Currently,our real estateregistration system lacks of a unified legal basis,uniform registration authority, uniformregistration review standard and perfect remedy of registration errors.To solve theseproblems,It is necessary that legislature promulgate unified real estate registrationlaw,administrative authority should be used as the registration authority,legislature clearthe standard for substantive registration review and perfect procedures of correction of theregistration and registration objection.Together with the registration error compensationsystem establish rights protection system in whole process of registration. Meanwhile, inorder to guarantee the effectiveness of the publicity registration,we should strengthentransparency and electronic registration system.
