With China’s reform and opening up policy, together with housingsystem reform and prompt development of real estate industry, manyproperty management companies came into being accordingly. In21stcentury, our human beings have been achieving promptaccomplishments in many fields such as human societies, science andtechnologies. This enables our property management to evolve into amarket-oriented, specialized, informational and intelligentized status. Atthe same time, the new generation of the property users is becomingmore and more individualized and complicated toward the propertymanagement service. Therefore, the property management companiesare facing more challenges and threats with more of these companiesflourishing like bamboo shoots after a spring rain. Any company wantsto survive for an everlasting development in this fierce marketcompetition, will have to arm itself with a global vision, comprehensiveunderstanding of its company and a thorough analysis on miscellaneousissues the company may face with. The company is bound to choose its own way---to pick up a scientific development strategy. Therefore, it isof great strategic significance to have a long-term goal and plan togetherwith its running development strategy, based upon the company’scurrent resources, running situation, service capability and marketprospect on a basis of thorough understanding the real condition of ZTProperty Management Company, Limited(hereinafter referred to as ZT).This paper takes ZT as its research object, deeply analyzes itsinterior resources such as organization management, running model,human resources and enterprise culture; macro-environment such as thepolitical, economic and social cultural macro-environment the companyis located within; and exterior environment such as company’s enterpriseculture, technology environment and business development tendencyand competition. This paper uses SWOT to analyze the company’sopportunities, threats and its advantages&disadvantages; and also usesEFE (for external factors)and IFE (for internal factors) to provide aqualitative analysis on the key factors that influence company’sdevelopment. On the basis of the research, we may define the enterprise’s status, establish the enterprise’s development strategy, henceoffer decision making basis and guidance for the company’s survivaland sustainable development.At the same time, we apply MichaelPorter’s competitive strategy and other strategy analysis tools toestablish concrete executive strategies for a guarantee of strategy’smaneuverability.This paper, integrating theories with practice, with a theoryguidance and thorough analysis of the company itself, designs anexecutable development strategy after a series of scientific analysis andcalculation. We hope that, with this paper’s research, we can better helpZT adopt correct development strategy in this fierce market competition,and continue to maintain its dominant position.
