The estate management business divides into two layers, the first mean is that property company manage construction and subsidiary facility which have been completed and environment,sanitation,security,afforesting etc specially in unison;The second mean is that property company manage the property assets as a agent.The main research of this thesis is about the second layer of business.It study how the property company manages property assets,operates,sells,and safeguards according to the owner's demand and goal,make already existing property assets preserve value,even appreciate. Most property enterprises of our country have developer's backgrounds,independent consciousness is bad,service drop behind,the operation is convergent,for instance the maintenance of the house,equipment,environmental sanitation,security fire control,cleaning,virescence etc.Technical content is low,the management mode is outmoded,market competition consciousness is weak,and the predicament of enterprise's development appears day by day.On the other hand,the real estate market of our country gets fast development,developing amount increase severely in recent years,but quantities of vacancy and non-performing assets increase thereupon. At the same time, distinct property and people's house consumption idea transition make property owner pursue property future high income and the most privately owned right value. So , no matter property market or the property management company's own developments call traditional property management company change into property assets management company, apply the experience of property assets management to the estate management,regard properties as the assets,through property service and creative business activities, make already existing property assets preserve value,even appreciate.Meanwhile, promote the property management company to adopt the mechanism and means of commodity economy to manage property,launch diversified management,widen the profit space,thus create the profit maximized,and strengthen the market competitiveness. The full thesis divides into seven chapters.In chapter one,the background and main frame of train are introduced; in chapter two,the mode and experience of the foreign estate management and lessons are introduced; in chapter three,the development and current situation and subject matter of the estate management of our country is described;in chapter four,international assets managerial knowledge is introduced;in chapter five,the theoretical foundation of property assets manage is analyzed;in chapter six,property assets form and the payoff mode of property assets management are probed; in the last chapter,take example for Dalian Wanda retail shop's failure, probe into commercial realty property management mode and practice application of whole solve scheme profit mode.
