For decades, with the rapid development of real estate market in China, houseprices have been continued to rise. But the high price causing complain of the generalpublic, the government keep introducing property market regulation policies and controlmeasures. Thereby the real estate industry has been entered the adjustment period.‘Strengthening the Administration’ becomes the primary task of many real estateenterprises. To expand development scale，boost profitability and improve enterprisemanagement level，many developers put forward standardization strategy. But inpractice there are a lot of misunderstanding, so many achievements are difficult toeffectively implement. Therefore，it must be promoted to a system of enterpriseoperation and management. The operating system embodying the enterprise’s profit wayincludes internal control system, product development strategy, process system,marketing strategies, and so on. So the research of operating system is very important.The main research work on the standardized operating system of China real estatedevelopers includes the following:First, analyze the current situation of operating system that real estate developersadopt, and point out the outstanding problems in systems.Secondly, build up the standardized operating system, expound the connotation ofthe system, and discuss its factors in detail.Thirdly, from the perspective of information construction，organizational system,corporate culture, regulatory system, incentive mechanism, etc, put forward measures toensure the smooth implementation of the standardized operating system.Paper provides a scientific formation theory and method of standardized operatingsystem, overcoming the defect of current standardization on product strategy, whichtogether with internal control system, process system, marketing strategies andcustomer service, constituting a complete business system.
