As the developer of the project,generally have to face advisory bodies,bidding agencies,designers,construction contractors,supervisors,materials and equipment suppliers and other multi-party subjects.The types and quantities of project contracts are numerous,and the traditional management model is difficult to meet the current development requirements.In addition,due to certain differences between the participants and the complexity of the relevant legal relationship,it often leads to the parties to the contract rights,responsibilities,benefits and other unclear,coupled with the involvement of Chinese-style interpersonal relations,often lead to confusion,and ultimately affect the project construction progress,quality and cost and other goals.Therefore,how to achieve the project progress,quality and cost objectives through the management of the developer's contract,and finally realize the strategic objectives of the project,to ensure that the legitimate interests of the developers maximize,it is urgent to study and solve.In this paper,the developer of the project as the research subject,the contract management as the research route,based on the current development status and role of the relevant recommendations,further strengthen the management.Based on the relevant concepts and theories of contract management,taking y real estate project as a research case,this paper analyzes the development conditions and existing difficulties of Y project,and expounds the current situation of contract management from four aspects: project contract type,contract management system and process,contract management organization system,and contract overall and individual planning.Then,according to the current situation analysis,this paper takes y real estate project as a research case.According to the division of each stage of the project,the existing problems are analyzed.In the bidding stage of Y project,there are some problems,such as the unreasonable preparation of bill of quantities,the lack of scientificity of bid evaluation method,and the emphasis on score rather than review.In the contract signing stage,there are some problems,such as the lack of preciseness of contract signing and the lack of rationality of contract text.In the contract execution stage,there are contract supervision and control.In view of the above problems,this paper puts forward specific methods and measures through the management before the project signing,the management during the project implementation and the project evaluation management,and evaluates and summarizes the improvement effect.This paper analyzes all aspects of the developer's contract management,discusses and studies the effective model of the developer's contract management system,and looks forward to the problems that need further study in the field of the developer's contract management,so as to provide reference for the same industry or other developer's project contract management,which has important research value and significance.
