| Now China is in the original stage in housing industry, the cost of buildinghousing industry is keeping high when comparing with traditional buildingmethod. The new building way is still not forming industry chain, and also hasno market needs, which is hard to form economics of scale. What’s more, most ofcustomers couldn’t understand the benefit with this new building method. Thelack of housing industry standardization and system leads to the limitationof the development of China housing industry. The housing industry couldaccelerate the speed and quality of housing construction, which could meet therequirement for quantity and quality of house with the improvement of people’sliving level, and develop the society economy. All of these could make thehousing consumption become an economic growth point, and encourage thedevelopment of related technology and management capability, and improve theproductive efficiency and economy. Therefore, it is necessary to research thedevelopment strategy of housing industry for the further improvement of Chinaconstruction industry.The research object is the housing industry, this research makes all thefactors related housing industry and construction industry, housing market, cityeconomy and population as a whole system. According to model theory andprocedure of system dynamics, this study establishes the development strategy ofhousing industry system dynamics model. After analyzing the boundary andhypothesis of system, this research draws the related causal relationship diagram,and then ensures all the variables in the system again. At last, the study draws thesystem flow diagram of the development strategy of housing industry, andestablishes the final SD model equation according to the relationship between allthe variables. Then the research uses the system dynamics software Vensim tosimulate the proposals of the development strategy of housing industry.According to the established system dynamics model, this research based on thedata of Harbin housing industry, construction industry and population to set theoriginal situation for the model, and also makes the tendency analysis andsensitivity analysis according to the system key variables. After verifying themodel structure, parameters and validity, the research makes proposals forfurther developing the China housing industry according to the current situationof housing industry and the relationship of variables.This study makes the contributions in establishing housing industry system dynamics model, and provides the model support for the development strategy ofhousing industry, which is benefit for the development of housing industry andprovides help for the development of China construction industry and housingindustry. |
