Simulation Analysis For Housing Industrialization From SNM Perspective

Since the21st century, heavy pressures on resources and environmentcaused by high investment, production value, rapid growth of the real estate industry attract people’s attention. In stark contrast, the margin of it’s upstream industry construction, is extremely weak. In abroad, the application of Housing industrializationsignificantly optimized theabove issues. Now, this way has been introduced into country by some enterprises, and has attracted full attention of governments enterprises and specialists, and also have yielded significant results in theory and practice.However, there are still some inadequacies in theory and practice. In theoretical research, the research methods are mainly static comparison of domestic and foreign strategies, systemic and dynamic Research is insufficient. Most of these studiesput forwardproposals to it, but no test of their effectiveness.In practice,most of the government andenterprise policies are imitation of foreign experiences. Few of them were developed on self-condition.Housing industrializationis not only changes in building technology, but also disrupted the operation mode. It’s a industrial transformation in real estate. Therefore, this paperintroducesDisruptive innovation management theory (1)strategic niche management, and systematic research methods(2) system dynamics. Firstly, according to the market economy, industrial transformation and upgrading and real estate, abstract the subject of housing industrialization as government, enterprise and consumer. Then, according to the theory of system dynamics and strategic niche Management (SNM), analyze and construct the system feedback loop and simulation model. Finally, take the first pilot city Shenzhenas the mock object,simulate the enterprise and government’s strategies. For the simulation results, this paper made analyses and targeted advice.From the perspective of SNM theory, this paper sets up the simulation model of Housing industrialization which made up of government, enterprises and consumers with system dynamic principle. Compensate the single-view static analysis weaknesses that Government-dominated or Enterprise-driven.Systematically analyzed system factors, but also enriched the applications of SNM theory. Simulate different strategies with the computer software, directly shows the different effectives of different strategies for housing industrialization, provided guidance to Government policy and enterprise strategy.
