Study On Development Mode Of Real Estate Industry For Endowment In China

With the transformation of economic structure and adjustment of real estateindustry in China, more and more social capital are engaged in investing the real estateindustry for endowment, attracted by the elder market which is getting huge andabundant. However, because of the particularity like wide coverage and strongcompositionality，it is difficult for real estate industry for endowment to break throughthe development bottlenecks, perplexed by the problems by land, fund, operation modeand so on. Most of the research on real estate for endowment was implemented to solvethe specific issues in project development, and could not systematacially guide theindustry development because of the different perspective. Therefore, under the newcircumstances, it is necessary to re-recognize the real estate industry for endowment inChina, and explore the industry development modes and the way to solve the problemsfrom the perspective of industry development. Using the methods like literature analysis,exploration research and comparative analysis，this article studies on the real estateindustry for endowment in China and makes some contributions:i, The real estate industry for endowment is defined from the perspective ofindustrial convergence—a different view.ii, This article combs and summarizes the development experience of real estateindustry for endowment in developed countries like America and Japan, and somesuitable references are put forward for China.iii, By analyzing the periodical characteristics and mode classification of thedevelopment real estate industry for endowment in China, the article points out theproblems facing by the industry and proposes the dynamic mechanism of the industrydevelopment.iv, Suggestions are proposed about mode selection and system improvement forreal estate industry for endowment based on comparative analysis of three keydimensions: land acquisition mode, financing mode and operation mode. And Threetypical development modes are put forward for real estate industry for endowment inChina.A new angle of view is provided in the research to solve the development problemsand explore the development modes of real estate industry for endowment in China. And it does good to clear the responsibility for the market players like government,enterprises, society and consumers and impel the industry development by joint efforts.
