Research On The Relationship Between Urban Value And Residential Commodity House Price

The fundamental factor that causes the differences among cities is the transfer ofurban value. The urban value mainly decides the price of residential commodity housein a city. The urban value and the price of residential commodity house grow with theinvestment of tangible and intangible assets. The relationship between urban value andthe price of residential commodity house can provide important reference values forgovernment to judge whether the health of house price development is good or not. Andthe government can find the uncoordinated factors behind the two, and formulate sometargeted macro-control policies to ensure the rational price rose.The paper mainly explains the deep relationship between the urban value and theprice of residential commodity house from the following aspects:First，the paper introduces the concept of the urban value in detail. It is acomprehensive index that reflects the development of a city, demonstrating the strengthof economic development and the quality of life. Then the paper constructs the urbanindicator evaluation system.Next, the paper explains the interaction mechanism between the urban value andthe price of residential commodity house，and explains the relationship in the way of theconstituent elements of urban value. Then using the existing date, a large amount ofcharts were chosen, to analyses the relationship between urban value and the price ofresidential commodity house by means of mathematical statistics analysis method, theirexponential model relationship is proved and examined, and analyses the constituentelements of urban value contribution to the influence on the residential commodityhouse price along with the time changes.The results showed that urban value determines the price of residential commodityhouse and their exponential model relationship is proved. With the development ofproductive forces and the improvement of people’s living standards, on the contributionof house price, the economic level is reducing while the quality of life is growing, andthis trend is obvious. Which shows that people are willing to live in a city depends onthe quality of life.
