However, the enthusiasm of farmers’ participation in the implementation process,isn’t rising as imagined, Farmers perceive the value of the land ownership is directly related to the indeed the right to promote the implementation of the system. Therefore, The research that land ownership for farmers perceived value measure indicators and empirical research has important theoretical and practical significance.In this study, the perceived value of theory, property rights theory, transaction cost theory,are applied,From the two dimensions that perception of land indeed have rights and interest loss to construct the concept of perceived value model of the land ownership. Then take the project of land ownership to Chengdu and Chongqing as the carrier, Visits and sent out the questionnaires, Make the farmers who participating in land ownership as the background that Building land ownership perceived value index system. A total of248valid questionnaires, half of which exploratory factor analysis, the remaining index system confirmatory factor analysis.1.Building the concept of perceived value model to the land ownership. According to the theory, based on farmers’ perspective, from the profits and interest and loss of the two dimensions to build the concept model of perceived value of land ownership. Profits dimensions including the two dimensions that "economic value" and "non-economic value "; Prcfit loss of dimensions including the"operational transaction costs" and "uncertainty transaction costs".2. Land ownership perceived value index system construction and empirical research.According to the conceptual model, on the basis of the actual situation of the right to understand the really, the researchers consulted the experts of the land, and selected a total of16evaluation. In this study, half of the data using principal component analysis method for the exploratory factor analysis, all the indicators are all retained, factor extraction results coincide with the dimension of the original conceptual model. Then, the remaining data using structural equation modeling confirmatory factor analysis, the original hypothesis is all set up.3.Verify Results. The data analysis showed that the perceived value of the profits of the farmers on the land ownership is greater than the profit loss. Relative to economic value, farmers pay more attention to is indeed the right of non-economic values; Loss of dimensions of the land is indeed the right to land ownership, operational transaction costs of land ownership perception of the greatest impact of profit loss. The results also show that the land ownership following this problems:land ownership process is complicated, time-consuming for the farmer, farmers worry about is indeed the right, the land due to improper trading or the right of permanent stability constant, so thatsome staff lose the right to own land, so they want "in the long-term stability on the basis of a partial adjustment".Land ownership perceived value of theory and empirical analysis provides a new perspective, for the study farmers intentional acts class. And it is the first time. However, the index selection has certain limitations, and to be further amendments to improve.
