Since the housing commercialization reform in China, the nation has established amarket-oriented commercial house operation mechanism, the residents are now facingincreasingly diversified choice in the pursuit of living quality and living environment,accordingly produced residents’ housing migration behavior, household migrationbehavior on the one hand makes its own housing quality and level of income morematching, on the other hand also makes the original housing resources to obtain a moreeffective use, at the same time, also improve the housing welfare of more class.The supply of housing products has time lag, therefore housing product market isdivided into stock market and the flow of the market, to regulate the market supply anddemand, on this basis, establish a relatively smooth housing circulation mechanism, butalso brings housing vacancy and waste of housing resources. Housing consumptiondecision may reduce and makes the corresponding change with the drop in the quality ofresidential household income. Housing filtering model is used to describe how the familychooses its own house according to the housing quality and income level changes; itexplains the economic driving force which causes houses with reduced quality delivered tothe class of lower income family. This paper, by using housing vacancy chains model, setup analytical measurement model of housing vacancy chains, investigates the housingfiltering effect of Beijing, discusses the method to strengthen the effect of filtering inhousing market, so as to better play stock housing resources in balancing housing supplyand demand contradiction, trying to solve it from the point of using stock housingresources to solve the current imbalances between housing supply and demand.
