With the continuous improvement of the living standards in Nanchang, the consumer demand of residents increases as well. It is beyond the original consumer space and provides a great opportunity for the development of commercial real estate in Nanchang. As an important part of the urban space, reasonable layout of commercial space’s will have a significant impact on city operation. This situation also can be seen in Nanchang. The real estate project has a rapid growth in Nanchang, that is to say the commercial space formed by which will certainly affect the entire urban space layout. Hence, to optimize the space layout of the commercial real estate projects is of great importance.This paper focused on the running status and the dilemma of commercial real estate, presenting the background and purpose by researched its development of our country. And we also studied the commercial space for designing the research method and technique.In addition, this paper arranged the theory of spatial layout of commercial real estate, and analyzed its current situation in the city of Nanchang. Meanwhile, this paper used several kinds of data for testing the project.Third, the article present the commercial real estate projects with the help of GIS software intuitive. It also explores the total account, value and format spatial distribution of the commercial real estate, and expounds the influence of socio-economic development, the resident population, the urban planning, traffic, policy-oriented, historical traditions and the participants on the spatial distribution of commercial real estate. What is more, it analyzes the problems of the spatial distribution of commercial real estate in Nanchang, such as the disproportion of space distribution of commercial real estate projects, the space value difference of commercial real estate projects, the shortcomings of space hierarchy system of commercial real estate projects, the disproportion of space and population distribution of commercial real estate projects, the contradiction of the commercial real estate projects and urban traffic distribution.Last, the article proposes some suggestions on the basis of its characteristics at both the plan optimization level and the location level. The plan optimization suggestions are as follows:1. The combination for commercial space planning and urban planning,2. Further optimizing the urban commercial space structure,3.Coordinating the relationship of various urban spaces,4. Establishing the business planning authority and stability,5. Promoting commercial activities’diversity; The location Suggestions are as follows:1. Combining with urban development to give priority for the district development of commercial real estate projects,2. Coordinating urban road traffic and relying on subway construction to develop commercial real estate projects,3. Seeking the best match for commercial activity and spatial location on commercial real estate projects,4. Deepening the concept of "Unique", and constructing professional urban commercial streets with characteristics.
