In 2016,China's commercial real estate projects in the construction area ranked first in the world,nine of ten cities having the maximum quantity of commercial real estate projects in the construction is located in China.Total area of new large and medium-sized commercial real estate projects has more than 46 million square meters,expected in 2017 will continue to grow.In recent years,due to the rapid development of China's residential real estate overheating,the government has strengthened the supervision and regulation of the real estate industry.Under this background,many real estate developers transfer from the residential real estate development to commercial real estate.Rapid growth in the volume of commercial real estate give developers doubled confidence.However,the accumulation of commercial real estate projects bring a tight homogenization of competition to urban trade area,and the rapid development of the electricity supplier to the huge impact of commercial real estate projects.Many developers in the process of development and operation of commercial real estate did not change the traditional residential real estate business philosophy,focus on development,and do not pay attention to post operational management.This led to that there are many vacant commercial real estate projects because of poor operation in the fierce competition.In recent years,although commercial real estate in Nanchang rapidly develop,but there is also dilemma of the existence of excess body mass and serious homogenization.Operation philosophy of commercial real estate development enterprise in Nanchang is backward,and lack awareness of business models.Therefore,it need find timely the problems of the development and operation mode of commercial real estate,and explore suitable business model for local commercial real estate.It has important significance for the healthy development of China's commercial real estate.Based on this,this paper takes Nanchang as the breakthrough point,and research the operation model of commercial real estate.First of all,this paper introduces the relevant concepts and theoretical basis of commercial real estate,analyzes the operation mode of domestic and international commercial real estate,and focuses on the characteristics of several major commercial real estate operation modes.Second,this paper introduces the current situation of commercial real estate development in Nanchang,and analyzes the macro environment of commercial real estate in Nanchang.On this basis,the paper explores the main business model of Nanchang commercial real estate,the influence factors of operation mode selection and the existing problems of operation mode.This paper find the main problems in four aspects: first,the operation mode and idea of commercial real estate developers deviate;second,the commercial real estate project type and operating mode is not suitable;third,commercial real estate financing channels lead to single business model problems;fourth,professional team of operation of commercial real estate is lacked.Third,this paper takes Nanchang Honggutan Wanda Plaza as the business model of successful cases,focus on the analysis of its operation and management,draws the following enlightenments: first,commercial real estate development must combine pre construction and post operation;second,for large commercial complex,Having higher the rate of self-preservation of property rental,or only rent not sell help the unified operation and management of commercial real estate;third,the scientific management of commercial real estate include business planning,investment,development,selection,and promotion operations,and each link is not independent of each other,every aspect of the work must be required to communicate with each other closely.Fourth,the success of the commercial real estate business model requires having professional ability,high degree of talent and executive force of the super team,but also need to develop a detailed development plan.Finally,combined with the Nanchang commercial real estate development status and advanced management experience operation of commercial real estate and,and based on the above research conclusion,put forward four proposals to continuously improve the operation management level and sustainable development of commercial real estate in Nanchang.
