Business activity is the barometer of a city economic level. Commercial land as one of the carriers of commodity trade, which offers a place of goods. The prosperous area provide higher price. The price level of commercial land can reflect a region’s economic level. Scientific, objective, rational evaluation of commercial land price, which not only can touch the pulse of economic development, but also to provide a factual basis for the formulation of scientific planning and policy. The studies of residential land price in academic session, which provide lots of research methods.Lots of researches just provide how to do the researches, but how to use it in our usual work.This paper take Nanchang as our study area and select 412 commercial land transactions as our samples. Based on the perspective of time cost, we build our index system. We select our significant factor through Hedonic and GWR model. The outstanding factors are the number of population per Sq.km, the output of retail per Sq.km, the time cost to the nearest subway、subway market、city CBD、 area CBD、 railway、 high way junction, the number of the bus stops and shops in 20 minutes’ walk. Through GIS, the influence of the factor of land price is interpolated, and the land price is analyzed, and the homogeneous area of commercial land price in Nanchang city is obtained. Based on the factors of the screening factors, we can forecast the land price of commercial land in Nanchang city.Through the above research and analysis, this paper finds that time cost of commercial land price model explained a higher degree. Based on hedonic and GWR Model selection factors can divided into premium homogeneous region and land price forecast, to provide a reference case in selection range in the study area.
