The Study On Causes Formation And Disposal Of Idle Land In Jiangsu Province

With the rapid economic development, population growth and urbanization development, social development needs of construction land is increasing, especially the city construction land demand increases ceaselessly. With the rapid development of real estate industry and urbanization development, city construction land supply and demand gradually nervous. However, the supply of city construction land is not timely, reasonable use, a large number of city land being idle because of real estate development process is very slow, even halfway stagnation. Idle land not only resulted in the waste of land resources, but also affected the promotion of the city construction process and adjustment of land use structure. The phenomenon of enclosure and hoard by real estate developer has become a hot issue in public, administrative departments and academic circles.The article mainly includes four parts. The first part elaborates the research background and research content, summarizes the domestic and international idle land use dynamic research, and introduces the theoretical basis and technical route for this study. The second part first introduced the area situation, qualitative analysis of the causes of the idle land in Jiangsu Province, and use the factor analysis of idle land in quantitative analysis. The third part according to the different reasons for idle land, put forward all kinds of idle lands disposal method. The fourth part summarizes the conclusion of this research, and put forward some prospects of this research.City land use by the regional social economic development level、the land management system、the land market supply and demand、the land investment intensity and land area condition influence, idle land formation is also associated with these factors are closely linked, may be one of the factors leading to,is more likely to several aspects of the factors leading to. Therefore, it is necessary from the aspects of the reason proceed with, analyse them with the idle land produces link between, to deeply understand and master the idle land problem. From the results of factor analysis can be seen, the influence factors on idle land idle land formed the influence degree is not exactly the same. Through factor analysis, finally obtains the leading city of idle land four main forming factor:Housing demolition, land location, land factor inputs, planning control factor. Each main factor and idle land to form inner relations are different, the idle land is the factor the result of joint action.This paper based on the present situation analysis of idle land in Jiangsu Province, through the factor analysis method, analyzes the main reasons of the formation of the idle land, put forward the corresponding disposal method. The main research conclusion:(1) Comprehensive analysis of the spatial distribution, idle time land use status of Jiangsu Province.(2) Qualitative and quantitative analysis of the forming reason of idle land in Jiangsu Province.(3) Disposal method on different types of idle land.
