Like the commodity,land has its circulation in the market.In the early stages in China,the management deficiencies resulted in a great waste of land resources, and multiple confusion for the land rights,serious loss of land assets and so on. Land reserve mechanism could adjust the structure of urban land to ensure the needs of urban land, and promote the development of the city. The soaring land price and the flourishing real estate market also promote the further research of land reserves.Moreover,the issue of land reserve has been proposed in the15th National Congress of the Communist Party of China in Beijing in November8th,2012. Therefore, the study about impact of land reserve on the real estate market is instructive to the reality.Actually,land reserve contributes to the rising land price and the flourishing property market. Based on this fact,this thesis tries to find the relationship between the land reserve and property market. Taking Wuhan as the research object,based on the theory of land reserve.this thesis attempts to find whether the land reserve will influence on the real estate market by reviewing the research status of land reserve at home and abroad. This land reserve system include three aspects, the plan of land management, land expropriation and land reserves. On the basis of the development of economy and the real estate market in Wuhan, the thesis studies the impact that land reserve has on the land market.From the perspective of market economics,the author researchs the relationship between urban land supply and demand.By the angle of the transfer mode, the land reserve is analyzed. Then the grey prediction model is constructed to forecast the Wuhan land market reasonable reservation scale, and explain the influence of and price,since land reservation system has been carried out.At the same time,this thesis respectively uses Granger causality test through several indexes to test the relationship of land reserve and house price.The empirical results show that land reserve is not the reason for house price.Based on this conclusion,this research provides some practicable suggestions on land reserve for goverment reference.
