Since2011chinese real estate has suffered from the policy marketing and public opinion. We have to face non-expected tough enviroments. Marketing volume and every kinds of data has already put the facts in front of developers. When the house price becomes economy problem then it can be solved by economic methods,but when the house price becomes socical problem or political problem then the government must use political methods to solve it. So this time the regulationg power from central to local ssstill exist plus the affection of globe economy crisis cause the real estate trough will last a long time,However,the small real estate developers must go through the hard time maybe fall into disuse will be their destiny. National macro-control doesn’t change real estate is declining so there are more competions in Shenyang real eatate. In such enviroment,the local small company of Tianyuan have to face the choice of life or death.. Real eatate project’s location decide wether the project will succeed or not. If there is no location in real eatate project is just like a ship lose its way it can stranded at any time causing huge losses. Otherwise iti can get competitiveness and benefits.Whether No.38ground will succeed ro not decide Tianyuan company’s development,how to make a real eatate project which can be rrecognized by the market and consumers and how to promote its real estate products are the new challenges for Tianyuan company. This paper reach conclusions of suitable theme location and marketing strategy which base on the project location by theoretical analysis and field investigation combine related real eatate market reasearch data and the analysis of macro situation also the analysis of SWOT. This reseach offer the basis for decision marketing to Tianyuan company’s No.38groundand own the value of application also have reference meanings for real estate company in project location and the differences of themes at the seame time.
