Real Estate Investment Trusts, hereinafter referred to as REITs, is according to thedesign of principle of trust,by issuing beneficiary certificates, public or private gatheringof many investors on the market, managed by specialized investment institutions, andthe benefits gained by the proportional distribution to investors financial investment tool.Since the20century, REITs has become an important part of real estate finance andfinancing means in the world’s major countries and regions, the rapid development ofREITs in Singapore, US, Hong Kong and other regions, make it become more and morewidely attention.In2009, China determine Beijing, Shanghai, Tianjin as pilot cities forthe development of REITs, a variety of REITs schemes are introduced. Since2010,China’s increased investment on construction of indemnificatory housing, appeared in theprocess of construction problems such as shortage of funds, financing channels narrow,restricting the development of indemnificatory housing. China’s indemnificatory housingconstruction is an urgent need to seek new financing channels, establishing diversifiedfinancing system. In such background, the indemnificatory housing REITs modeintroduced for indemnificatory housing must open up diversified financing channels,disperse the financial risk, and promote the reform and innovation of the entire real estatefinancial market of China.This article altogether is divided into five parts, the first the introduction, introducedthe research background,purpose,significance,status at home and abroad, and researchmethods; The second part of REITs general introduction; The third part introduces thedevelopment and the plight in China’s indemnificatory housing and the development ofindemnificatory housing REITs in China, puts forward the necessity of the developmentof REITs in China; The fourth part introduce REITs mode and build indemnificatoryhousing, in the absorption of the two kinds of public housing REITs mode, on the basisof advantages, to build new indemnificatory housing REITs mode; The fifth part putsforward REITs in some problems in the construction of indemnificatory housing, andputs forward corresponding suggestions, to summarize full text.
