In recent years, guided by the continued strong demand, Zibo City real estate market continues to maintain fast, stable and rational development which the supply and demand basically balanced supply and demand structure is basically reasonable, real estate prices are basically stable. At the same time, with the continued growth of domestic demand, new residential supply is decreased in Zibo City, the residential market supply is less than demand. In this context, in order to seize market opportunities and enhance the company’s competitiveness in the market, on the basis of City Garden Phase Ⅰ, Zibo Xinsheng Real Estate Development Co., Ltd. Proposed City Garden Ⅱ construction projects. The construction of the project can not only increase the effective supply of the residential market in Zibo City to ease the supply and demand pressures, but also conducive to the project implementation units take full advantage of market opportunities and enhance their competitiveness which has good economic benefits.This article combined with the relevant theory of the economic evaluation of the project and Zibo City Garden Ⅱ construction projects using market research, qualitative analysis and quantitative analysis of the combination method to give depth economic evaluation study. The main content and specific arrangements are as follows.The first part is an introduction which gives a brief introduction to the research background and significance, domestic and foreign research status, the content and structure of research ideas and methods.The second part is related theoretical overview, which gives detailed project economic evaluation of the current theoretical system.The third part is the project profiles and data to estimate the Zibo City Garden Phase Ⅱ. which on the basis of overall description of the project to estimate the data of the research needs in this article. The fourth part is the analysis of economic efficiency indicators of Zibo City Garden Phase Ⅱ construction project which mainly through the selection and calculation of dynamic and static economic efficiency indicators analysis to give in-depth study of the dynamic and static profitability of the project.The fifth part is uncertainty and risk analysis of the construction project which mainly through research projects breakeven sensitivity to measure and predict the risk profile of the project, and gives analysis the main risks of project to put forward suggestions and countermeasures to cope with risks.The sixth part gives the strategy recommendations to improve the economic benefits of construction projects for how to further improve the level of the economic benefits of the project, from marketing, cost control and risk management strategy.The seventh part is the conclusion and outlook which not only concludes the paper and draw conclusions, but also put forward in respect of areas of future research.This article is closely combined with theoretical analysis and empirical analysis that can provide a reference for future similar studies, which research ideas is clear and frame structure is reasonable, at the same time, this article has predictability and targeted, not only conducive to scientific decision-making of the project construction, but also help to provide a scientific basis for the operation and management after the completion of the project.
