The real estate industry in our country becomes a new industry developed after the reform and development. Especially since 1990s, with the steady improvement of China's market economy, the rapid development of urbanization, the reform of urban housing system,China's real estate market has gradually developed, becoming the basic, leading and pillar industry to promote the development of national economy in our country. Driven by rigid demand,a large number of investors inflow the real estate market, and the number of real estate company increased, leading the houses selling for astronomical prices, and land resources becoming more and more scarce, a series of problems in the real estate market have arised, such as the obvious contradiction between supply and demand.In this context, this paper focuses on that Regulating the real estate market, strengthening feasibility analysis of the real estate investment projects is one of the real estate investment enterprises'way out. Only the economic evaluation research of investment projects can ensure its economic benefits and social benefits. Under the premise of fully discussing the current economic situation and the real estate market in Binzhou City, combined with relevant literature at home and abroad, this paper uses theoretical research and empirical research methods, qualitative research and quantitative research methods, static research and dynamic research methods , and uses modern feasibility study theory to study and evaluate the economic feasibility of Fairview Hwaseong real estate investment projects in Binzhou, the analysis is as follows:The first part is the introduction. Mainly based on the research background,Introducing the significance, and based on research status at home and abroad, Introducing research content, technical routes and innovation points.The second part shows the market analysis of the real estate development project. On the basis of the investigation in Binzhou City, in this part, market demand and project positioning of the project is discussed, and put forward the project plan and the project development plan.The third part shows the financial analysis and evaluation of the real estate development project. In view of the basic situation of the real estate investment projects, the project investment, related revenue, cost and profit and loss and other related financial data were estimated, and the profitability of investment programs, solvency and capital turnover and other related financial indicators are calculated, and then the financial analysis and evaluation of real estate investment projects is carried out.The fourth part shows the uncertainty analysis the real estate development project. This chapter mainly uses the method of the profit and loss balance analysis and the sensitivity analysis method, the rationality of the investment plan of Fairview Hwaseong project development project is analyzed.The fifth part made a analysis on the risk of the project , including policy risk, market risk, financial risk and economic management risk, the root cause of the risk is found out, so as to put forward the reasonable suggestions and control measures.Finally, the part is the conclusion and suggestion. According to the analysis of Fairview Hwaseong project, draw the corresponding analysis conclusion, and finally the deficiency for the research and writing of this paper is put forward.Through demonstrating Fairview Hwaseong real estate projects comprehensive benefits ,known under the current macro environment, Fairview Hwaseong project conforms to its own resources advantage and development ability, has good market prospects,has the high economic efficiency, strong profitability, solvency has certain security, project financial evaluation results is relatively ideal, thus it is concluded that the project has the financial feasibility,and has less investment management risk and higher risk tolerance. The economic evaluation research on the project of Fairview Hwaseong of Binzhou,can provide a reference for the guidance for other projects and other related project economic evaluation research,also help to further improve the real estate construction project economic evaluation research and project evaluation theory, and also provide the basis for the decision-making of real estate development project.
