With the rapid development of the real estate industry in China after1998, the real estate industry hasbecome an important pillar of China’s economic development, the industry development of the real estategreatly drive and promote the development of other related industries. However, since2002, China’s realestate market appears excessive real estate investment, real estate speculation phenomenon is serious, andthe supply structure is irrational, irrational price rise and other issues, which affect the healthy developmentof the real estate market. In order to solve these problems, the state began to introduce a series of regulatorypolicies, in which land policies as a means of regulation is introduced to China’s macro-control system.Land policies as an important means to control the real estate market has an important influence on thehealthy development and operation of the real estate industry, the land supply market is monopolized by thegovernment in China, so the government can formulate a series of land policies to affect the quantity ofland supply, by way of grant supply structure, thereby affecting the number and the structure of real estatesupply, and ultimately on the price regulation. At present, the influence of land control policies on the realestate prices have a big controversy in academic community, so in-depth study of the impact of land controlpolicies on the real estate price, for more effectively play the role of land policies in the regulation of thereal estate market is of great theoretical and practical significance.In this paper, the relationship between the land control policies and the real estate prices as theresearch object, in accordance with the principle of combining theoretical research and empirical analysis,to explain the land control policies have an effect on the real estate price for the purpose, from the numberof land supply, by way of grant, supply structure and other point of view to explore the influencemechanism of land control policies on the real estate prices in Urumqi, and propose appropriate policyrecommendations. This paper mainly divided into the following sections to elaborate:The first part (Chapters1and2) mainly elaborate the research significance, research theory, researchat home and abroad, the research ideas and methods etc.The second part (Chapter3) in accordance with the land control policies affect the intermediatevariables such as land prices, real estate supply, the intermediate variables affect the price changes logicexpounded land control policies impact on the real estate prices conduction path and impact mechanism.The third part (Chapters4and5) is the empirical study, from the perspective of the real situation ofUrumqi City, research the effect of land control policies impact on real estate prices, and from theperspective of land supply empirical analysis the relationship between land control policies and real estateprice fluctuation.The fourth part (Chapter6) to propose the conclusion and suggestion to sum up the above, anddescribe the lack of research.
