Human resource is the most important source of core competition, it ensures that the enterprise agility to respond to changes in environment and realize the sustainable development. Motivate employees to improve work efficiency, reduce wastage is the important work. In all the motivate methods, economic motivate is the most used and most effective as a mean in practice is little difficult. However, the economic incentives is limited to the enterprise economic cost, the incentive effects shows a trend of diminishing marginal after play a period of time. In this context, this paper study the core staff motivating in FJ Real Estate Company base on the theory of psychology contract.The FJ is a state-owned medium-sized real estate company, the rapid development of real estate industry and the changing economic situation promoted enterprises to continuously improve their performance, in order to create value for customers and achieve a better development.In the past, the motivation in FJ didn’t clearly recognize the special needs of the core staff, resulting that the motivation is not in the place, and didn’t meet the core staff’s expectations, that all caused the unreasonable loss of the core staff. So it’s necessary to develop an effective incentive for core staff. Study the core staff motivation system base on the psychological contract theory can enrich the single incentive system of FJ and seek effective incentive methods other than economic incentives. That can maximum increase core employee satisfaction and avoid the loss of key employees. And the resulting core competence is an important guarantee of the enterprise performance, can achieve a higher level of customer service and more flexible response to the rapidly changing economic and market conditions.The psychology contract consider the mutual expectations between the organization and employees is more flexible, adaptable and dynamic than the traditional economic contract,it’s an important complement to traditional motivation, and also can applicable to FJ company in which the utility of economic incentives means is already very smaller.The paper divided into the following sections:Introduction:mainly described the research background, the meaning and basis of the study, analysis the study status of psychological contract of domestic and international research, thesis research methodology and contents of the study.The body part is written mainly from four aspects:first, discusses the theory involved which provided a theoretical basis for the analysis of FJ company’s core staff motivation and resolve. The second part introduce the basic situation of FJ company, define the company’s core staff of FJ and conduct the survey and interview based on the psychological contract about the core staff in order to find out the problem exist in the motivate system. The third part analysis the situation of psychology contract of core staff in FJ base on the result of questionnaire, find out the problem exist in the motivate system of FJ. The forth part based on the goal of motivate, design a core staff incentive problem under psychological contract mode, and develop the implementation of the arrangements and safeguards.The concluding part, through the establishment of FJ’s core staff motivation program stands out the conclusion and deficiencies.
