With the stop of housing benefits’ distribution and the gradually conducting ofthe housing distribution monetization policy, since the beginning of20th century, realestate in our mainland has been experiencing the rapid developing process fromnonexistence to existence, and from marginal industry to pillar industry, meanwhile,along with a problem of housing prices at high-speed rising.The sustained high prices is reasonable or not, and what is the reasonable priceshave became a hot topic discussion for many experts and research scholars at homeand abroad, however, up to now, there hasn’t came into being an unifiedunderstanding of reasonable prices, objective and rational evaluation criteria.Therefore, the study of scientific evaluation criteria and a reasonable price ofcommercial housing calculation model is of great theoretical and practicalsignificances.In this research, first of all, by being based on the analysis and discussion of theviews of relevant experts and scholars, pointing out the defects in the existingresearches, and combined with the theory of social equity to analyse and demonstratethe standard of the ordinary commercial housing’s reasonable prices at the same time.Second, on the basis of the determined standard of the reasonable prices ofcommercial housing, selected the index of monthly mortgage payment-income ratioand commercial housing cost price structure as the object of this study, and therebyreach the calculation models of ceiling prices and lower prices.Third, according to the previous research, there has established ceiling prices andlower price calculation models, and combined with Pareto optimality principle, as aresult, reaches a conclusion that the calculation model of ordinary commercialhousing’ reasonable prices.Finally, combined with the actual development of real estate market in Nanchang,and the relevant research data obtained from relevant statistical yearbook andon-the-spot investigations, then in the case of Nanchang to conduct an empiricalanalysis on the calculation model of ordinary commercial housing’ reasonable prices.
