In recent years, with the continuous implementation of affordable housing policies, a large number of affordable housing has been built continuously. There is no doubt that affordable housing plays a positive role in solving the difficulties of low-income residents’ problems. However, large-scaled affordable housing may cause the accumulation of low-income families and middle-income families and these residents live far away from the other classes. Furthermore, it may bring the problems such as residential segregation, social isolation. And it may also lower the commercial housing prices nearby. So far, there is no system research in domestic on whether affordable housing has a significant impact on surrounding commercial housing price and what kind of degree it is. Therefore, this study carried out the following researches based on the domestic and foreign literature reviews using the data in Nanjing:Firstly, the housing characteristics are summarized based on the literature review. And after the expert interviews and the questionnaire method, questionnaires are analyzed by using SPSS, LISREL through descriptive statistical analysis, reliability and validity analysis. As a result,15 housing characteristics are finally determined.Secondly,581 groups of sample are selected after the investigation and data collection on the construction of affordable housing communities in Nanjing city. Data are obtained through housing intermediary listing data, electronic map on GIS as well as investigation data. And these variables are measured by actual data, scoring by 5 grade, fuzzy mathematics as well as dummy variable.Finally, logarithmic hedonic price model is established by using SPSS software. Based on the case study, elastic coefficient and semi-elastic coefficient are got and the influence on commercial housing prices is obtained. Through further analysis, the reasonable proportion of commercial housing communities and affordable housing communities is found. Also, suggestions on the construction of affordable housing community are proposed.
