Real estate industry has been the most important pillar of China’s notionaleconomy already. How to manage the project cash flow and realize value maximizationis the main problem for the industry now, because success or failure of the real estateindustry are all depends on the cash flow. The real estate industry project’s cash flow isalways mutable because of long project development cycle and especially susceptibleby the location economic and political environment. In order to get the accurate andreliable cash flow, we have to consider its nondeterminacy and estimate cash flow witha scientific method, and then provide support for control the cash flow in differentproject development stage. On this basis, I will expounding the uncertainty of cash flowof real estate industry project in this article.In this paper, we will try to share how to control it with the cash flows estimationand cash flows and cash flows domination in different development stage. For select thecash flows which is necessary to be confirmed, writer will follow the cash flowstatement to analyze uncertainties which will affect the real estate project cash flows toscreen the uncertainties appeared when we study the real estate project cash flowsmanagement. Considering the veracity of estimate, we will use "Matter ElementAnalysis Method" to chose similar project and collect cash flows information. Thus,uncertainties cash flows model will come forward based on the cash flows distributionpattern under using probability theory and mathematical statistics. At the same time, inline of different cash flows estimate to get the probability of occurrence of the specifiedcash flow and the flows under required probabilities. As the analysis of cash flow in thedifferent control and management important stages of real estate projects, we shouldchoosing the preferred embodiment of engineering process; controlling the biddingprocess, construction process and completion acceptance; making sales plan, phase summary and implement sales cost audit to control the cash flows effectively.In conclusion, after the lucubrate of real estate project factors, we will get thoughwith the management matter element analysis, probability theory, mathematicalstatistics and computer simulation to provide you a new ideas of cash flows. Providing areference for the cash flow management of real estate projects from a practical sense atthe same time.
