At present,due to the influence of policy control,China's real estate industry is generally sluggish,and the overall capital chain of the real estate industry is shrinking.Therefore,how to scientifically manage cash flow is of vital importance to real estate projects.In the traditional cash flow estimation method of real estate projects,it is mainly estimated according to sales plan,sales price,etc.Generally,the method adopted is the subjective evaluation of project personnel,and then prepare cash flow statement,and calculate the cumulative cash flow,investment income,static payback period,net present value,internal rate of return,dynamic payback period and other indicators for the evaluation of project value.However,there are certain differences among various real estate projects,which are also affected by various factors.The subjective estimation method by project personnel ignores the influence of uncertain factors on cash flow,so the traditional cash flow estimation method has certain inaccuracy.This paper optimizes and simulates the cash flow management model of real estate projects.First after reference for a large number of literature at home and abroad,this paper illustrates the research background and significance of this paper,the study of cash flow management at home and abroad present situation has carried on the comprehensive review,this paper writing ideas and research methods,the content of this article,and defining the relevant concepts of cash flow management,elaborates the related theory of creating the model.Secondly,after analyzing the problems existing in traditional cash flow estimation methods,this paper designs a set of optimized cash flow estimation model.Similar real estate projects are selected based on matter-element analysis method.By collecting relevant information of similar projects,various data distributions of cash inflow and cash outflow are fitted.After that,this paper takes X real estate project as an example to compare and analyze the traditional cash flow estimation results and the optimization model calculation results.Finally,this paper puts forward the relevant guarantee measures for cash flow management of real estate projects.The research of this paper is helpful to improve the accuracy of cash flow estimation and provide decision-making basis for real estate project investment,so it has certain theoretical and practical significance.
