2015-2018 was a rapid cycle for real estate development.During this period,the change of real estate regulation,the implementation of direct monetary compensation on demolished property for reducing stocking and different policy based on city situation,causing the transfer of real estate hot spots.Due to the restrictions on purchases,first and second tier cities purchases market got cold,the sales in third-tier and fourth-tier cities have reached new heights.Following the policy and market environment changes,a group of real estate companies made rapid adjustments and achieved great success.This paper analyzes the patterns of parallel development of multi-projects and cash flow,studies the risk points of multi-project development cash flow and monitoring management measures,and promotes real estate companies to make full use of limited funds so that resources can produce maximum benefits.This paper specifically studies the capital data of the medium and large-scale real estate companies that have developed rapidly during 2015-2018,analyzes the characteristics and main issues of the development of cash flow of this type of real estate company.Starting from a typical single project,classify and build the single project cash flow estimate model.For case studies with multi-projects,build the model based on the time periods and types.Calculates the cash flow of each stage of real estate multi-project development,compares the model data with the actual data to determine the reliability of the model.Based on the analysis,confirm that cash flow is the supporting point for company leverage,and research on the cash flow risk of real estate companies with high turnaround development model.Through the analysis of the real estate multi-project development investment and financing activities,as well as the specific management measures in project development and operation activities,monitoring and managing real estate multi-projects the cash flow.Motivate real estate company to maximum cash flow and capital use efficiency,achieve rapid expansion and achieve business objectives with in certain safety.Control risk at a certain level while with high turnaround,and achieve profit maximization goal under a certain safety factor.
