Through decades of development, Kunming housing real estate market hasbecome a mature market.The housing real estate market including sales housingmarket and rental housing market. Compared with the sales housing market, thedevelopment of rental housing market started late, up to now there are still manyproblems to be resolved.These problems have aroused the concern of the community, the main problemsinclude mismanagement, inadequate laws and regulations, rental pricingconfusion.The house rents and the geography position have the very closerelation,because the location factor is imbalanced in the spatial distribution,resultingthat the real estate prices in the space presents the characteristices of the oppositesex,and there are many influencing factors for the determination of rents.In order tosolve this problem of the difficult in determination of rent,to help the department ofHousing and Urban to better manage rent. This paper uses ArcGIS technology tostatistics module, spatial analysis, Kunming residential rents space model, whileexploring the hedonic price theory is applied to the residential rental market inKunming, combined with the specific city to build a hedonic price model ofresidential rental spatial differentiation. The main work and conclusions are thefollowing aspects:Space variation theories of housing price, models of hedonic price and spatialexpression technologies are summarized. On the basis of theoretical studies, the maincity of Kunming residential rental market as the research object, which includsPanlong District, Xishan District, Guandu District4Administrative Region (SAR),inorder to an empirical study.The contour of housing rent are drawn based on GIS andspatial interpolation technique(sKriging interpolation techniques).It is shown that thehousing rents in Kunming was a typical fan-shaped distribution pattern.It is shownthat the housing rents in Kunming reach a peak in the urban landscape centre(Cui hu) and decrease in gradient to adjacent region.Severall sub-centers (North ofKunming,vacation traveling area of Dianchi, Ni Jia Wan and High-tech DevelopmentZone)have been observed for the space distribution of housing rent. The effects of thecity environmental effects of the Panlong river are significant.The rents of housingdistricts are divided into five grades by cluster analysis.It is found that the low-costhousing are mainly distributed in the fringe of the city,while the high-cost housingsare mainlylocated in the center of the city.The main city of Kunming is selected as the study areas, twelve housingcharacterustics are selected as the model variables. Fore hundred and eighty sixeffective samples for the Hedonic price model for the whole housing market is bult, toobtain the characteristic factors affect the rent. The whole market is divided into foresub-markets according to the subdivisions in Kunming, futher analysis of the impactof the housing rental,which obtain location factors,building factors and neighborhoodfacters are the important factor that affecting the housing rentals.
