With the development of our national economy, the real estate industry has become a very important industry, but because of the characteristics of the real estate project is a large investment, long cycle, so in the process of development can be affected by many environmental factors, many factors are uncontrollable, developers are facing various kinds of risk. As our real estate market management started late, so the risk management level is not high, coupled with the lack of knowledge about the risk of investors in the investment and development in the process, so it greatly increases the risk of real estate projects in recent years, China’s macro-control of the real estate industry has increased the intensity, also a corresponding increase in the risk of the project. Therefore, risk identification, risk analysis, risk response, risk control, to enable enterprises to better risk management, for the effective control of risks in the process of risk management, it is very important for investors.This paper uses the theory of project risk management, selection of Lang Di real estate project as the research object, combining the Ronchamp Di project’s internal and external environment and project their own characteristics, from the project investment decision-making stage, preparation stage, the project construction stage and video project stage respectively analyses the risk of real estate project Lang Di the development and construction of the use of risk identification and risk assessment, method, identification and analysis of important project risk, and proposed risk response measures. The paper first describes the concept and process of risk management, introduces the steps and methods of risk analysis and assessment, the use of profit and loss balance method and sensitivity analysis method to analyze the Ronchamp Di real estate project, to find out the risk factors existing in this project; then in the investment decision-making stage, preparation stage, construction stage and rental stage developed risk response measures; finally, suggestions to the whole process of risk monitoring the implementation of the project, in order to control the risk in Ronchamp Di in the real estate project in the feedback information, avoid or reduce the risk of the occurrence of.In this paper, through the scientific method of Lang Di real estate projects in various stages of risk identification, risk estimation and evaluation, and puts forward the concrete measures of risk management, finally make the conclusion and expectation, hope the research can provide reference for a set of real estate industry in china.
